Corporate Realty Office Space
Corporate Realty's Office is an interior renovation of one floor of a historic building in downtown Birmingham known as the Saks Building. The office has eight private offices, break room area, conference room, lobby, and an open office with twelve work stations. The original hardwood floors, masonry walls, and bead board ceilings were patched and refurbished to retain the feel of the existing nuances of the building. The private offices have a combination of acoustical ceilings and floating gypsum board ceilings. Each office also has aluminum storefront entrances with hardwood doors.
The 7,000 sq. ft. space is designed to give the office a modern appearance while retaining the feel of being in a historic downtown building. The contrast of having floating gypsum board ceilings, aluminum storefront walls with the refurbished hardwood floors, and existing masonry walls gives the space a unique combination of crisp clean lines with a touch of a rustic flair.
Golden & Associates Construction took on an aggressive project schedule in order to meet Corporate Realty's need to move by August 31st, 2005. The construction schedule had to be carefully monitored, and material deliveries were critical due to the tight time restraints. Because of the building's location on First Avenue North in downtown Birmingham, material deliveries had to be scheduled at certain hours so interruptions could be minimized along this busy street.
One challenging issue during the renovation was that all the work had to happen while the other tenants occupied the building in the floors below. The demolition of the existing space had to be handled carefully, and all of the demolished material had to be carted down the one elevator that serves the building. Some of the work had to be done at night and on weekends to avoid disturbing the existing tenants.
Golden & Associates worked closely with the architect, Giattina Fisher Aycock Architects, and the owner, Corporate Realty, during the design and budgeting phases of the project to create value for the owner. The entire project team worked toward meeting the owner's budget by reusing many of the features of the existing building.
