Jemison Flats
Jemison Flats is a redevelopment of three abandoned, adjoining downtown buildings into a mixed-use 230,000 sq. ft. complex of 59 loft apartments, 25,000 sq. ft. of office space and parking garage for 200 cars. All existing interior spaces were completely demolished and rebuilt to include new utilities, building systems and finishes. Working with a tight budget and respectful of historic guidelines, the design team researched materials and layouts to minimize partitions, maximize light infiltration, and create visual interest in each living unit. In the early stage of construction, one apartment was constructed as a full-scale mock-up to test materials, evaluate partition heights and refine the final design details.
On a project of this magnitude, personnel management is critical for success. Golden & Associates kept a field superintendent and project manager onsite during the construction phase until the loft apartments were completed and turned over to the owner. Having this supervision onsite was a requisite to manage not only the large amount of field personnel, but also the high quantity of changes that occur on a restoration project.
Jemison Flats was completed under an extremely aggressive schedule. Golden & Associates had high quality, sophisticated subcontractors on the project who were able to provide valuable information in building the schedule, and were able to adhere to the schedule once construction began. Close cooperation with building inspectors and code officials was another component to completing this project on time. The project team consulted with inspectors throughout construction in order to eliminate any potential problems before they occurred.
